Terms of use
Version 1.0, 13 September 2026. This text is being reviewed by Belgian counsel before commercial launch.
Altaica Urban is an enriched copy of a public register: useful for analysis, never authoritative. You may use the data freely inside your organisation, provided you do not redistribute bulk exports and, above all, never use it to approach the people at the addresses concerned.
Who we are
Altaica Urban is operated by Altaica SRL, a company under Belgian law, company number BE 0748.885.827. “We” means Altaica SRL; “you” means the person or organisation using the service.
What Altaica Urban is, and is not
Altaica Urban republishes and enriches the Brussels-Capital Region's open permit data.
Altaica Urban is an independent service by Altaica SRL, not affiliated with urban.brussels or the Brussels-Capital Region. Official information: openpermits.brussels / nova.brussels.
The data is informational, not authoritative
- We are a copy. The authoritative record is held by the administrations: where we differ from them, they are right.
- The data is at most 24 hours old, and older if a nightly run has failed.
- Some fields are produced by us, not by the source: work types, unit counts, net surfaces. The classification reaches 92 to 95% accuracy depending on the language. They are aids to search and analysis, not facts about a permit.
Do not use Altaica Urban as the sole basis for a purchase, an investment, a planning application or any legal step. Verify against the source. We accept no liability for decisions taken on our data, to the fullest extent Belgian law permits.
Accounts
The public pages are freely accessible. An account is needed for full search, alerts, analytics, exports and the API. You are responsible for activity under your account and for keeping your sign-in link private. Seats are personal and are not to be shared.
We may suspend an account that breaches these terms, particularly the prohibition on prospecting.
What you may do with the data
The permit data is published by the region under CC-0: the source facts carry no copyright and we claim none. What we ask in return for the work of collecting, correcting, classifying and serving it:
- Use it freely inside your organisation, for your own analysis, reports and client work.
- Credit the source when you publish figures derived from it: Source: Région de Bruxelles-Capitale – Nova, CC-0, via Altaica Urban.
- Do not redistribute bulk exports outside your organisation, do not resell the dataset, and do not build a competing service from our exports or API. To place this data in a client's systems, a separate data licence exists.
- Do not scrape the site or circumvent plan limits: the API exists for that.
What is forbidden, without exception
You must not use Altaica Urban, or anything derived from it, to contact or market to the people at the addresses in the data.
That covers direct mail, door-drops, cold calling, email campaigns and list-building aimed at the owners or occupiers of the properties concerned, whether you do it yourself or pass the data to someone who does.
This is not a commercial preference. Permit data becomes personal data the moment it points at someone's home, and the lawfulness of the entire service rests on the fact that it cannot be turned into a marketing list. A breach ends your access immediately and without refund.
If your business is contacting homeowners, this service is not for you.
Plans, payment and cancellation
Prices exclude VAT and are shown on the plans page. Payment is taken by Stripe; we never handle your card details.
Subscriptions renew automatically for the period you chose. You can cancel at any time from the customer portal: cancellation takes effect at the end of the paid period, and part-periods are not refunded except where Belgian consumer law requires it.
Any price change is announced at least 30 days before your next renewal.
Availability
We aim for 99.5% monthly availability of the web application and keep serving the last good snapshot if a nightly run fails. We do not promise uninterrupted service and may take it down for maintenance.
Liability
Nothing here excludes liability for fraud, for personal injury caused by negligence, or for anything Belgian law does not permit us to exclude.
Otherwise, and to the extent the law allows: the service is provided as it is, implied warranties are excluded, and our total liability in any twelve-month period is limited to what you paid us in that period. We are not liable for indirect or consequential loss, including lost profit or lost opportunity.
Changes, governing law and personal data
Any change to these terms is posted here and emailed to account holders before it takes effect. Continuing to use the service after that date means you accept them.
The handling of personal data is set out in the privacy notice, which forms part of these terms. On closing an account, account data is deleted within 90 days, invoices being kept for as long as accounting law requires.
Belgian law governs these terms and the courts of Brussels have jurisdiction, without prejudice to a consumer's right to bring proceedings in their own country. Questions: affiche@alturb.be.
